Frequently Asked Questions (FAQ's) 

Q. How much will HCS and EPC Surveys cost? 
A. The cost of preparing a HCS and or EPC will depend on the size and type of the property. Please Contact us directly for a free no obligation quotation for each property. 
Q. How long will each survey take to produce? 
A. Completion of these reports is dependant on gaining access to the property to carry out the survey. Once that has been arranged and the survey carried out, the reports can be prepared logged onto the Governments database and dispatched within a very short period of time. (Usually within 48 hours) 
Q. Is the Home Inspector liable for the accuracy of the EPC’s and HCS’s? 
A. Yes and any redress would be through their Professional Indemnity Insurance (PII). NBHI is a registered member of SAVA Certification Scheme (Surveyors and Valuers Accreditation Ltd). 
Q. Who will be able to issue an Energy Performance Certificate (EPC)? 
A. EPC’s can only be produced by accredited individuals. These individuals can be Licensed Home Inspectors or Domestic or Non Domestic Energy Assessors that have the nationally recognised qualification and are members of an accreditation scheme. 
Q. Do I have to carry out the recommendations given on the certificate? 
A. No the recommendations are for your consideration or for the future owner to consider. We can provide you with advice about which recommendations are the most useful for you to complete. 
Q. When is payment due for the HCS or EPC? 
A. Payment from individuals will be requested upon arrangement of inspection. For larger volume clients an invoice period can be agreed. 
Q. Can a house be marketed without an EPC? 
A. No, before marketing your home the EPC has to have been commissioned 
Q. What is an EPC? 
A. An Energy Performance Certificate (EPC) is an objective report on the energy efficiency of a property. 
Q. What information will the Energy Performance Certificate provide me with? 
A. It will provide you with clear information on the energy performance of the property and cost 
effective means or improvements 
Q. Who can view the EPC? 
A. The person or estate agent responsible for marketing the property has a duty to provide a copy of the 
EPC to potential buyer or tenant who asks for it. 
Q. How Long does an EPC last for? 
Both the Residential and Commercial EPC’s are valid for ten years.
